Design Discovery
At DJAD we take the time getting to know a client and listen to the family’s aspirations and needs to fully understand how a space is going to be inhabited, along with its function and the desired atmosphere.
The work undertaken at this stage will vary from project to project; in most instances the final presentation will consist of:
- A series of sketch plan options.
- Initial sketch ideas.
- A selection of precedent images.
Concept Design
The work undertaken at this stage will vary from project to project depending on the scale and complexity of the project but in most instances the final presentation will consist of:
- Plans and Elevations
- 3D Visualisations
- Architectural Model
- Material and Finishes Samples
During the concept stage it may also be advisable to make a submission for pre-application advice to the local authority for feedback on the viability of the scheme.
Detail Design
On large or complex projects the Detail Design stage provides a vital opportunity to refine the design intent set out in the concept or planning stages. This helps ensure DJAD provide the best approach for the construction strategy and approach to services. At DJAD we are always willing to explore new construction techniques and materials that make a project unique whilst respecting traditional approaches where required. The Detail Design stage allows valuable time to research and examine this.
Tender/Construction Drawings
Tender Drawings form an incredibly important stage in the process of bringing a project to fruition and can define either its success or failure. To ensure that its always a success our approach at DJAD is to hold a series of design review meetings where we take our clients through all aspects of the design, layout, materials and fixtures for the project. Clear, concise information at the tender stage ensures cost certainty for our clients’ projects, helping fix the budget from site-start onwards.
This package of information goes on to provide the bulk of the construction package and so is similar in content, containing with more detail.
In most instances the set of tender/construction information will consist of:
- Builders Works, Services, Reflected Ceiling and Finishes Plans
- General Arrangement Plans, Sections and Elevations
- Individual Room Drawings
- Detail Drawings
- Schedules and Specification
Construction Stage
Once the project has reached this stage the DJAD will be responsible for taking the project forward, initially assisting the client in the tender process and then compiling the construction contract with the local contractor(s). DJAD’s responsibilities at this stage will be:
- Attend project co-ordination meetings as required.
- Review and comment on all Construction Documents supplied by contractors to confirm design compliance.
- Produce additional details to clarify design intent.
- Provide additional clarification if required.
